Real estate is “location, location, location!” And, website or blog search engine visibility is “content, content, content.” Don’t get caught up in hiring SEO (Search Engine Optimization) “Gurus” who promise top search engine positions in a hurry. A few may be able to do some good, but the tactics used are almost always discovered by the search engines, and your positions suffer quickly.
Another problem with promises of position is what key phrases the positions are showing for. It is relatively easy to get top positions for phrases or key words nobody uses in their searches. It’s like searching for your own name in Google. You’ll find that you show up right at the top, but who is searching for real estate in your area with your name?

Just when you think you’re catching up with technology with a website or blog, you find that there is now a requirement for video on your site. It’s not a legal requirement, but one of demand from the consumer and your site visitors. Video on the Web has mushroomed, with YouTube alone hosting almost 100 million videos from 3.75 million user channels. Then there is Google Video, Yahoo Video, Vimeo, and a dozen others in the mainstream.
Not just the Internet, but also mobile technology is moving rapidly. Videos are becoming very popular on cell phones as well. The iPhone is changing the way that the cell phone is utilized. And, what percentage of your real estate customers come from out of your area? They need information about the area, attractions, natural beauty, parks, schools and more. But, they also want to SEE what all of this looks like. Photos are great, but video rocks!

Winter home sales in December, a time of lower activity, made an unexpected increase. The following information, compiled by the Sacramento Association of REALTORS®, is collected from the MetroList® multiple listing services and covers Sacramento County and the City of West Sacramento.
December showed a strong close to the year, recording 1,932 closed escrows, a 14.5% increase from the 1,589 sales recorded in November. When compared to the same month one year ago, December 2008 stands 140% above the 805 closed escrows recorded in December 2007.

The Internet is changing the way that Realtors do business and market themselves to such an extent that some will just not be around in a few short years. Survival of the fittest is the way of the world, and the fittest in real estate will be those agents and brokers who understand the new Internet consumer and how to engage them from first contact through a commission.
The very first contact that most of you with websites or blogs will have with a consumer will usually be their visit to your site to search for listings. And, you will probably never know that they were there. They come anonymously, and they want to stay that way. They want to find homes or land that meets their requirements and, on this first visit, they do not want to be contacted or to talk to you. If you ever want to talk to these people, ever, then pay heed to the TEN COMMANDMENTS OF IDX.
