Your April Message from C.A.R. President Steve Goddard

Steve Goddard - 2010 C.A.R. President

Steve Goddard - 2010 C.A.R. President

Dear C.A.R. Member:

Perception often equals reality for today’s image-driven, media-conscious consumers. While conventional wisdom might deem it prudent to cut costs across the board during a business downturn, that philosophy doesn’t apply when it comes to marketing and advertising. Industry studies have confirmed that a long-term strategy for building a brand, burnishing an image, and capturing market share is to maintain, or even increase, marketing expenditures during a downturn. Proactively promoting our professionalism as REALTORS®, and as an industry, are no exceptions.

That’s one reason C.A.R. has consistently reached out to consumers regardless of the temperature of the real estate market through our Consumer Advertising Campaign. This year’s “Your Piece of California. Your Peace of Mind” Consumer Advertising Campaign launches next week, featuring television, radio, and online components, reinforcing the value of working with a REALTOR® and helping consumers understand why now may be the best time in years to buy a home. Be on the lookout for an e-mail next week with complete information on the campaign; for a sneak peek, go to http://www.car.org/aboutus/adcampaign/.

The April 15 federal income tax filing deadline is days away, and the IRS has said it will step up audits of independent contractor status and expand its audits of small businesses during 2010. It’s a timely reminder to broker/owners to make sure they have their business and tax records in order. Those who are lax in their record keeping, such as written independent contractor agreements, may incur significant penalties.

NAR is Reaching Consumers in New Ways

To: All REALTORS®
From: Charles McMillan, 2009 NAR President
Re: Reaching Consumers in New Ways

Dear Fellow REALTOR®,

I am writing today with two exciting updates on NAR’s efforts to reach out to more consumers and bring them back into the market.

First, NAR’s real estate show, Real Estate Today, has been steadily increasing its local affiliates across the country. On Saturday, July 11, the show began airing in the number one market in the country – New York City – on 77 WABC AM. This is an enormous achievement, and I encourage all REALTORS® in the area to tune in between 4 and 6 p.m. EDT every Saturday to hear the show. Of course, everyone can hear the show anytime online at www.RETRadio.com.

DRE License Number Requirement Clarifications

Yesterday, the California Association of REALTORS® reported the California Department of Real Estate (DRE) clarified the law that required DRE license numbers on business cards and all other solicitation materials intended to be the first point of contact with consumers.

Under the new Section 2773 regulation adopted by the DRE, the solicitation materials that must contain the license identification number include the following items:

  • Business Cards
  • Stationery
  • Websites owned, controlled, and or maintained by the soliciting real estate license
  • Promotional and advertising flyers, brochures, email and regular mail, leaflets, and any other marketing or promotional materials designed to solicit the creation of a professional relationship between the licensee and a consumer, or intended to induce a consumer to contact the licensee about any licensed services

IDX – If Real Estate is Location, Location, Location – Then Map, Map, Map

We all know that location is arguably the most important aspect of real estate. You won’t be buying a home where you can’t get to work, school or the other things important to you and your family. So, if location is so important, then it is only logical to assume that mapping, and lots of it, is going to be a valuable and important feature of your site.

Of course, we do want to use maps in our IDX results displays. Seeing the location of a home in relation to area sites, businesses, schools, and other important locations is critical. It would be hard to have too many map choices on a successful real estate site. The IDX mapping would of course show the homes that come up in the searches. The ability to zoom in and out to orient better is also a big advantage. But, are there other uses for maps on your site that your visitors would appreciate? There are, and they revolve around specialized mapping.

Mapping, Google’s Local Business Center & Going Mobile

It’s an exciting time in technology innovation, particularly as it relates to our real estate marketing practices. With cell phones getting smarter, netbook computers, and faster broadband access, Americans are going mobile at a frantic pace. The search engines, especially Google, have been important sources of website and blog traffic for quite some time. Now these engines are also going mobile. What does this mean to the real estate professional, as well as brokerages? There are two seemingly opposing trends developing as regards mapping. Let’s look at what they are and how each will influence our business and marketing practices.

Mobile Technology and Shrinking Office Space – In May, 2009, the National Association of Realtors is holding forums in Washington, DC. One of these is featuring speakers focusing on how brokers can cut their operating costs for office space and overhead by increasing the mobility of their agents. There are already very successful large brokerages that provide little or no office space for most of their agents. They have space for meeting clients and administration, but their agents operate from their homes and remote locations with today’s technology providing the services they need.

Are Your Business Cards DRE Approved?

Businessman offering his business card.As with any industry, a new year brings new laws. While new laws usually benefit a group of people, they can also bring additional expenses with them. A new law, set to take effect on July 1st, 2009, may require numerous real estate professionals to incur an additional expense; specifically in reguards to business cards.

SB 1461 is a new law passed by the California legislature:

This bill would, on and after July 1, 2009, require a licensee to disclose his or her license identification number on specified solicitation materials, as defined, and on real property purchase agreements when acting as an agent in those transactions. The bill would authorize the Real Estate Commissioner to adopt regulations in that regard.

“Solicitation materials” include: business cards, stationary, advertising fliers, and other materials designed to solicit the creation of a professional relationship between the licensee and a consumer.

Excluded from the above are: an advertisement in print or electronic media, “for sale” signs, and specified classified rental advertisements.
